Live Material Price Index

FRELUX tracks construction material prices across verified market cities and publishes a figure only when the evidence supports one. Every published number carries its sample size, price basis, source and last observation date.

What the index covers

Markets tracked

Lagos, Abuja, Port Harcourt, Onitsha, Ibadan, Kano, Enugu, Benin City, Owerri, Uyo, Calabar, Warri, Kaduna, Jos and Abeokuta, with additional cities enabled as verified pricing arrives.

How a price becomes a market figure

A market median is published only when at least three independent observations agree. Below that threshold the material is listed as unpriced rather than estimated. Outliers are removed with a median-deviation rule once five observations exist, and movement figures require at least three observations at both ends of the period. A single supplier's quote is never presented as a market price.

Price bases recorded

Every record distinguishes retail, wholesale, delivery-inclusive and ex-depot prices, because they are not interchangeable. Records also state the supplier, the source reference and whether the price has been independently verified or simply reported with a stated source.

Feeding the calculators

Approved prices flow into the Build-to-Roof Estimator, Foundation Calculator, Concrete Calculator, Screeding Calculator, Tile Calculator, Roofing Calculator, Paint Calculator, POP Ceiling Calculator, Electrical Estimator and Plumbing Estimator through a single price resolver. When a city has no qualifying price, the calculators fall back to the national median and label the figure indicative, or state that no verified price is available.
